Hilton Resort - Barbados

Project Summary

Replacing over 300 door locks spread throughout rooms, suites and back of house areas. KSS was tasked with providing a robust and integrated access control system that did not require an abundance of new cabling, but would still allow locks, key cards and audit trails to be updated automatically, user profiles to be changed rapidly, and a high level of security maintained in line with the Hilton Brand.

Salto XS4 SVN access control system was chosen. It allows stand-alone locks to read, receive and write information via an encrypted and secure data-on-card system that utilizes the capabilities of RFID read/write technology. In SVN all access data is stored on and distributed by its operating smartcard. When presenting a smartcard to an offline stand-alone door, not only does this control access rights to that door but thanks to two-way communication, the door also writes data like blacklist information or battery status back to the smartcard. The smartcard then transmits this information back to the server via online wall readers that are able to update and receive information from the cards anytime and anywhere in the building.

Martello Residence – Barbados

Martello Residence - Barbados

Project Summary

A full compliment of technology was requested for this renovated 10 bedroom residence, including: 

  • 13 areas of distributed audio with integrated Spotify and internet radio audio streams
  • A 30TB custom movie server
  • 8 cable TV feeds distributed to 10 different televisions 
  • 53 wireless lighting control circuits 
  • Enterprise grade wired and wireless networks
  • 8 CCTV streams  
  • 60 intrusion/fire detection zones

As the project was a renovation, only a single cable drop was available in each room, as such we decided to install localised networking and control equipment, utilising Savant’s IP automation controllers and wireless lighting control system, Honeywell’s wireless security and fire system and Araknis’ network switches and wireless access points.

Due to the wiring constraints of the property, as well as the quantity and complexity of the systems to be integrated, we chose Savant for the automation, entertainment and lighting control systems; Araknis and OVRC for the networking and Luma and Honeywell for the security systems. 

This design and configuration allowed for a large majority of the integrated systems to utilise the wired and wireless networks to communicate, thus reducing the amount  of cabling required. 

The system provides the ability for the homeowner to monitor and interact with any of the systems using their smartphone, and/or tablet, both when they are at the residence and remotely when they are not.

Santosha Luxury Villa – Anguilla

Santosha Residence - Anguilla

Project Summary

As part of the renovation of this residence consisting of 8 bedrooms, media room and gym spread across a main house and 3 guest suites, we designed a technology system comprised of: 

  • 32 areas of distributed audio with integrated Spotify and internet radio audio streams
  • 9 televisions with localised cable and Apple TV feeds 
  • 300 lighting control circuits 
  • Enterprise grade wired and wireless networks

Due to the dispersal of buildings across the property and the fact that the cable drops to each area were limited, we decided to install localised networking, control and A/V equipment and use IP controllers to control them as one.

We utilised Araknis’ edge switches and wireless access points, Savant’s IP automation controllers and Pioneer AV Receivers to create localised areas for each of the bedrooms and ensuite bathrooms, allowing control of two seperate zones of audio and a single zone of video. As a result of the design, users can stream music and video directly to each of the zones from the Savant control app on their smartphone.

For the  common areas we utilised Savant’s IP audio system, which also allows users to either add their streaming music account to the system for native control or to stream from their smartphone via AirPlay.

Park Hyatt Resort – St. Kitts

Project Summary

Key System Solutions was commissioned to implement lighting and HVAC control systems in 126 guest-rooms, Access Control in both the guest rooms and an additional 75 back of house points and an additional (but seperate) lighting control system for the common areas at the Park Hyatt hotel in St. Kitts. 

For this project KSS provided consultation and design services, advising on the system layout and providing shop and as-built drawings for the 12 different room types throughout the property, as well as supply, installation and commissioning of the systems themselves. All designed to meet Hyatt’s stringent technology, energy management and quality requirements, without compromising the guest comfort or experience  experience.

To ensure the highest level of quality and guest convenience at this 5-star property, Honeywell and SALTO were chosen to provide seamless and fully integrated automation between the Access Control, HVAC and Lighting Control systems in each room. 

Acting as the backbone of the system, the Honeywell system carries the SALTO information without the requirement of any additional wireless hardware, providing a cohesive and integrated network that supplies hotel management with real-time information from each room. 

Additionally, a wireless lighting control system from Lutron, consisting of motion sensors and load controllers, was utilised throughout the corridors.

Mandarin Oriental Resort – Canouan

Mandarin Oriental - Canouan

Project Summary

Requiring over 200 online door locks, spread throughout rooms, suites and independent villas this luxury resort provided a unique physical challenge to implementing a traditional electronic access control systems that would still allow locks, key cards and audit trails to be updated in real time, user profiles to be changed rapidly, and a high level of security maintained in line with the Mandarin Brand.

Salto Wireless XS4 access control system was chosen. It connects battery-powered electronic escutcheons and cylinders by means of low power radio transceivers (2.4 GHz). These interact with gateways, which are connected by Ethernet/WiFi to the central management computer.

With a single click of a mouse the hotel management can configure or make changes to the network in real-time. They can also download audit trail information for real-time control, delete users remotely and securely, collect battery status for maintenance and much more, all from a single PC and all in real-time.

The Reef resort – Anguilla

The Reef Resort - Anguilla

Project Summary

A comprehensive online HVAC management, Lighting Control, and Access Control systems, were required for this project.

The systems were wirelessly integrated together allowing the systems the ability to determine the occupancy status of each room – thus allowing the smart thermostats and lighting controllers to adjust the temperature and lighting levels to conserve energy (while maintaining guest comfort) when the rooms are unoccupied.
